SPECIFICATIONS

Foundation and Slabs

  • Footings and 9' Foundation walls will be transit mixed 3000 psi concrete.
  • Basement and step slabs will be poured concrete of minimum 3000 psi rating at 3" thickness.
  • Garage slab will be 4" thick with 3500 psi concrete, pitched to meet code over the depth of the garage.
  • All underground walls, of living area, will be treated with a waterproofing compound.
  • Footing drains and stone shall be installed around foundation of the home.

     

Chimneys  and Fireplaces
  • Fireplaces shall be lined with fire brick
  • Living room and family room fireboxes to have marble slab surrounds.
  • Lower level firebox to have brick-faced surround and slate hearth.
Framing and Sub Floors
  • Dimensional lumber will be Douglas Fir as per the architectural plan.
  • Floor joist will be engineered components (TJI) or similar
  • Floor will be 3/4" Advantech. Limited 50-year warranty.
  • Exterior sheathing will be 1/2" CDX plywood.
  • Underlayment installed for tile floors.
Roofing
  • Timberline Lifetime architectural shingles over 15# felt paper. Ice and water shield in all valleys and as a starter, for the first 3 feet.
  • Gutters and down spouts will be seamless aluminum, fabricated on site. Down spouts shall be piped to daylight, away from house.
  • Chimneys to be flashed with copper.
Exterior walls and trim
 
  • Douglas fir 2x6 framing
  • House wrap shall be installed under all siding or brick
  • AZEK is used for all fascias and trim.
  • Used New York brick on chimneys and facade. Imperfections on or in this style of brick are characteristic.
  • Cement fiberboard siding on sides, rear and dormers.

  • Front door as designed on plan with handled entry lock and dead bolt

Utilities
 
  • Well and septic system installed, inspected and accepted by Farmington Valley Health Department
  • Electric, phone and cable service lines provided by underground conduits
HVAC
  • Oil-fired boiler to provide hot water for heating and domestic hot water. A 10O-gallon hot water storage tank will be installed for domestic hot water.
  • Forced warm air system will have five (5) zones: Lower level one zone, First floor and second floor two (2) zones each
  • The system will designed according to the size and style of this house
  • Two 330 gallon oil tanks
Plumbing
  • Water supplied to copper pipe from on site well.
  • 3" Ductile iron main drain lines for vertical drops
  • Three out side spigots
  • White bathroom fixtures, toilets, tubs and sinks
  • Tiled tub surrounds on second floor
  • Custom tiled shower in master bath
  • Under mounted sinks in all full bath

Electrical
  • A standard 400 amp service

  • 60 recessed lights will be included
  • Vanity, bedroom and closet lights to be installed by December
  • Foyer, dining room and or other selections at buyer expense
  • All bathrooms to have exhaust fans installed and vented
  • Three (3) exterior GFI outlets to be installed

Insulation
  • Exterior 2"x6"stud wall will have Kraft faced R-19 fiberglass batts
  • All second floor ceilings will be insulated to R-38.
  • R - 30 batts in the garage ceiling
  • R -13 batts in basement ceiling and basement walls to unheated space
Interior walls
  • Drywall shall be 1/2" gypsum board applied to all walls and ceilings, fastened with screws and nails
  • Three coats of compound applied to all seams and fastener heads
  • Smooth finish to all ceiling areas, painted white
  • Fire rated sheetrock in garage, to building code
  • All interior walls will have two coats of factory mixed flat paint
Interior millwork
 
  • Six panel solid molded doors with 3 1/2" casings
  • 7" colonial base boards in all rooms
  • Wainscoting in Dining room and foyer
  • Two piece crown molding on first floor
  • Three piece crown upper foyer and family room
  • Custom made mantels and fire place surrounds
  • All doors and trim will be painted with two coats of semi-gloss
Flooring
 
  • Hardwood flooring, red oak, through out the first floor and upper hallway. Brazilian cherry in formal powder room.
  • Hardwood shall be sanded, sealed and finished with two coats of polyurethane
  • Carpet allowance of $3.00 per square foot ($27.00 per yard) for lower level. Allowance covers carpet, padding and installation.
Cabinetry
  • All cabinetry and vanities are complete
  • Granite counter tops completed
  • Closet systems are installed
Appliances
  • Electrical supply lines for all appliances and water line to refrigerator is included. Normal installation is included.
  • GE Monogram range, ovens, microwave and hood installed
  • Bosch dishwasher installed
Site work and Landscaping
  • All grading necessary to insure proper drainage and need appearance will be preformed.
  • A paved drive for the road to garage with 3" of asphalt will be installed
  • Patios, lawn and foundation plantings completed
  • Sprinkler system installed
Adjustments and Updates
  • All future "SPECIFICATIONS 22 Red Fox Run, Lot 12, Red Fox Run Canton, Connecticut "will supersede any previous editions or changes.
  • The builder reserves the right to modify or change any and all specs up to the time a contract is entered into with a buyer.
  • Only the signed copy of specs included with the sales contract will be binding
  • To be able to quickly close with a buyer, the buyer must use vendors and sub contractors provided by the seller. List of supplier will be provided.
  • Buyer's and the buyer's vendors must call for appointments to visit the property for insurance reasons and be accompanied by the sellers representative.
