What an opportunity!!! Walk to the Farmington
River. Fish. Canoe. Tube. Walk to the Farmington
River Trail. Walk or bike all the way to
Unionville. Walk to LaSalle's for breakfast or
lunch. Walk to the Crown and Hammer Pub for
refreshments. Live in the heart of Collinsville
on a street aptly named The Green. Experience
old fashioned village living at it's best.
From the moment you pull up to this 1850 Victorian
home, you will be impressed. The Dogwood lined
street offers a quaint feeling of yesteryear.
Approach the front door through a covered porch
that extends around the left side of the house.
Smile when you recognize the mechanical
"doorbell" that is built into the front door.
Pause as you enter the foyer and realize that
this home offers taller ceilings than you might
expect in an older home. Marvel at the detailed
trim work that is evident from the moment you
enter. Enjoy the warmth that exudes from the
hardwood flooring that extends beyond view. Look
to the left and anticipate climbing the wide
stairway leading to the second floor.
Turn to the right, beyond the stately pillared columns,
and picture yourself relaxing in the formal
living room with plenty of window light and
built ins. Be charmed by the space, the flooring
and the old fashioned radiators. Exit the living
room and turn right, entering the large full
width family room. Be impressed by the space,
seeing two areas for sitting as well as space
for a piano. Imagine sitting in front of the
fireplace and looking out the dual windows on
both sides of the room.
Just beyond the family room, enter the large formal
dining room. Look at the built in corner curio
with leaded glass doors. Notice the light that
enters from the two double hung windows and the
accent window between them. Notice the flooring
and trim work.
As you pass exit the dining room, enjoy the walk
through butler's pantry. It offers exceptional
storage space with upper and lower cabinetry
with drawers and glass front upper doors. There
is also adequate counter space as well. The
pantry will bring you into a remodeled kitchen
complete with granite center island. One wall
retains the charm of old fashioned built ins,
while the rest of the kitchen has newer
cabinetry and tops. The appliances are all newer
as well, including a stainless steel propane
stove. Again, there are plenty of windows here,
as well as a mud room which leads to the right
rear of the home and the carriage house.
Off of the kitchen, there is a full bath, complete with
a charming painted image of the Collinsville ax
factory and the Farmington River. The kitchen
also provides access to a home office area and
first floor laundry, as well as a second
staircase leading to the second floor.
The second floor has a wide hallway, and continues the
detailed trim work found on the first floor.
There are three bedrooms found here. One is a
regular bedroom with closet. Another is larger
and also has built ins. The third bedroom is
toward the rear of the house, and has a bedroom
area as well as a sitting area. This is ideal
for an in-law or au-pair setup. The bathroom is
accessed through the main hallway, and is as
charming as can be. It has been updated, but is
full of character. The original footbath is
still in place, although the plumbing has since
been disconnected.
From the second floor hall, find another stairwell
leading upstairs. Climb the stairs to find a
wonderful master bedroom suite. There is an
entry area with closet, a large sitting area and
a huge master bedroom. The upper level is
carpeted and its walls are all tongue and groove
boards. The space will amaze you. The only thing
missing is a dedicated master bath, but that
should be rectified easily enough. Just below
the sitting area is the second floor bathroom,
providing access to water feeds, drainage and
venting should you choose to install a bathroom
here.
The basement access is located in the kitchen, and
provides a surprisingly dry space. Downstairs,
you will find carpeted floor and space enough to
hold a billiard table, tons of built in storage
and game area and updated mechanicals. These
include a newer boiler, newer hot water heater,
dual oil tanks and a newer main service electric
panel.
Outside, the grounds are just as inviting as the
inside. The rear yard is fenced for privacy. It
is level and nicely landscaped. There is a large
brick patio that leads from the rear of the home
to the two story carriage house/garage. There is
enough space to park one car, with additional
rear space for lawn and garden equipment. The
second floor is unfinished, but could be used as
a work shop or play area.
